Ferservizi to auction the Firenze Porta al Prato area

Ferservizi, a Ferrovie dello Stato group company, has put up for sale the real estate complex Firenze Porta al Prato, which is part of Florence’s urban requalification. The complex is located semicentrally at the edge of the city’s historic centre, in the area adjacent to the Parco delle Cascine park, the former Leopolda station Exhibition Centre and Florence’s Nuovo Teatro dell’Opera or new opera theatre.

It is a wide area with some existing structures and a total of about 49,000 covered/uncovered sqm owned by the company FS Sistemi Urbani plus about 3,000 sqm owned by the company Rete Ferroviaria Italiana.

Current planning has allocated a maximum gross useable area (superficie utile lorda or SUL) for the project of 54,000 sqm. Land reclamation costs are to be born by the purchaser, as is a further economic contribution in addition to space known as ‘standards’ for use by the Florence municipality.

The base auction price is €16.5 million.
