ISTAT, REAL ESTATE: NON RESIDENTIAL SECTOR GROWS AGAIN IN Q1 2023

On 21 November 2023, ISTAT published the survey on the Italian real estate market of real estate transactions and mortgages from notary sources. The report analyses the first quarter of 2023 and compares the data with those already available for the years 2022 and 2021.

In the first quarter of 2023 the positive trend in real estate for economic use continued, in fact out of around 211,000 notarial purchase and sale agreements and other agreements relating to real estate, around 6% are for economic use. The categories of real estate units surveyed in the economic sector include property for commercial, industrial, rural and office use.
In detail, the economic sector increased in the North-East and the Centre (+13.0% and +6.9% respectively), while it remained substantially stable in the Islands (-0.1%), with a slight increase in the North-West (+0.4%) and the South (+0.5%).

Compared to Q1 2022, real estate transactions increased by 1.6% in the economic sector. The ISTAT data confirms the positive trend in all the country’s geographical divisions, which was already noted in Q1 2022, when an increase of 14.2% compared to 2021 was recorded.

In particular, for the first quarter of 2023, purchases and sales in the economic sector are growing in the South (+5.5%), the North-East (+2.8%), the Islands (+1.0%) and the North-West (+0.7%), while they are decreasing in the Centre (-1.8%).

Equally positive in the economic sector is the figure for sales and purchases in both large centres (Milan, Turin, Venice, Trieste, Genoa, Bologna, Florence, Rome, Naples, Bari, Reggio Calabria, Messina, Catania, Palermo, Cagliari) and small towns (+1.5% and +1.6% respectively).
