The military site is composed of a plurality of structures: the entrance with the gatehouse for access control and surveillance, a power station with generator and fuel depot, a guardhouse, an electrical cabin, a fuel depot, a parking area. A central area used as a command centre with an annexed building for the personnel on duty, a building for the control and assembly of the missiles, later transformed into a canteen, two light structures for the storage of materials. Two canopies made of metal structure, both with asbestos covering, can be found in the property. Scattered throughout the area are multiple sentry boxes for the positioning of lookouts responsible for surveillance, various buildings for storing fire extinguishers and safety containment walls for possible explosions. All the buildings on the former military site are connected to each other by asphalted and bituminous roads. The remaining open areas are grassy and rich in shrub and woodland vegetation.

The building, abandoned for some time, requires remediation of the asbestos and diesel tanks in the fuel depot, as well as of the heating systems of the missile command centre and the MM building. The entire property must be registered.

The real estate asset, a former missile site, is located in the municipality of Aquileia (population 3,510) and Fiumicello Villa Vicentina (population 6,301), in the province of Udine. Aquileia was founded in 181 BC as a Roman colony thanks to its strategic position between the port and the hinterland. Julius Caesar strengthened the historic Roman road that led to Noricum, while the emperor Diocletian transformed it into one of the largest cities of the Roman Empire, equipped with a fleet and a mint. The town was included in the UNESCO World Heritage List in 1998 due to the importance of its archaeological area and the beauty of the floor mosaics hosted there. The site is located 5 km from the urban area of Aquileia and Fiumicello Villa Vicentina (7-10 minutes by car). Accessibility by private vehicle is guaranteed by the SS-14, which is located near the property and allows one to reach the “Palmanova” exit of the A-4 motorway (Turin-Trieste), which is approximately 16 km from the area (20 minutes by car). Trieste’s “Ronchi dei Legionari”airport is 12 km away from the property (15-20 minutes by car).
