Real estate complex, known as Villa la Cipressa, situated in the Municipality of Bagno a Ripoli, in the province of Florence. The farm, including civil and rural buildings, was part of the former “ Fattoria dell'Antella” and was purchased by the Province of Forlì-Cesena after the indications of a Will. The first settlement in the building goes back to the 15th century and has been subjected to numerous modifications before becoming as it is now which goes back to the 20s. The property, due its characteristics and location, is well adaptable to tourism and hotel facilities or to be transformed into housing.
The real estate complex is situated in Via Belmonte n. 32 in the Municipality of Bagno a Ripoli (FI), is on a lot which has quite a rectangular shape and includes other land which is situated between the road near the Belmonte and the farm called “Poderaccio”.
The property presents itself in mediocre maintenance conditions, with parts of the roofs and coverings which must be recovered and the implants which should be readapted. The structure of the buildings is in mixed brick, with walls with full bricks, while the roofs are partially in brick, and partially in wood; the roof covering is in wood and terracotta tiles with a covering made of roof tiles and flat tiles. The pavements are made of stone, in granite and terracotta; the external plaster is partially missing or damaged, while the internal one presents, in some parts, traces of decorations.

The Provincial administration of Forlì carried out in 2002 an intervention of extraordinary maintenance, authorized by the superintendence for architecture and landscape of the Province of Florence, Pistoia and Prato. The complex is articulated in two buildings, the first is developed on two levels (ground and first floor) while the second is developed on four floors, basement (on two levels), ground, first and second. The area on which the buildings are, is in a touristic and hotel zone (Homogenous zone D) according to the current General Regulatory Plan, however it is possible to maintain the current residential destination with eventual increases in building possibility, as foreseen by Zone “D” of the current General Regulatory Plan.
The property is situated in the Municipality of Bagno a Ripoli (25,483 inhabitants), in the Province of Florence (1,013,260 inhabitants), in the locality Grassina at about 5.6 km from the city centre. The vehicle access is excellent and guaranteed by Via Antella and the SR 222. The exit “Firenze Sud” of highway A-1 (Naples-Milan) is at 2.6 km from the property, while the historical centre of Florence, with the Railway station of Santa Maria Novella at 10 km. The international airport of Florence “Amerigo Vespucci” (2.7 million passengers in 2018) is 24 km from the zone.
