The Bologna Ravone compendium includes a main area and three smaller ones for a total area of more than thirty hectares. The area is located near Bologna Centrale railway station, close to the city centre and with access from the city’s ring roads, the new east-west artery and the future “Prati di Caprara” Metropolitan Railway Service stop. FS Sistemi Urbani is presenting the Implementation Plan for the areas in object, which will allow to apply for the permission to build on the “car free” lots where the construction of residences, directional and commercial activities completed by parking lots and a new urban park is planned. The intervention is included in the Municipal Operational Plan (POC) ‘Regeneration of Public Assets’ approved by the Bologna City Council. A total of 135,000 sqm of new GFA is planned, with 51% of the total (68,850 sqm) for residential use and 49% (66,150 sqm) for all other uses. The new road network will be equipped with large car parks and cycle and pedestrian paths in line with the needs of urban sustainability. The areas included in the Urban Implementation Plan are now used for temporary reuse, thanks to their strategic positioning and the attractiveness of the former industrial buildings on the site. Temporary reuse may continue until approval by the PUA and the issue of construction permits for the lots currently affected by these initiatives, making it possible to make property management and development compatible. The excellent state of maintenance and the versatility of the areas in object have made it possible to host events of various kinds such as company meetings, art exhibitions and concerts.

The area for redevelopment is situated on the outskirts of Bologna city centre (386,181 inhabitants), capital of the Province of Bologna (1,004,323 inhabitants) and regional capital of Emilia-Romagna. The area is close to Bologna Centrale railway station and was formerly occupied by the Bologna-Ravone railway parking hub. The new development is located near Ospedale Maggiore hospital and the Prati di Caprara green lung district. Also planned for construction nearby is the Bologna metropolitan railway station, whose network covers 350 km (280 km within the Province of Bologna). There will be easy road access to the new district the new local road network and the SS 9–Via Emilia which runs close to the city centre connecting Rimini to Milan.
