The redevelopment area is located along Via Renon which runs along the railway lines as far as the station, dividing the city centre into two parts. The masterplan has been assigned to architects Podrecca and Desideri and involves the redevelopment of the entire rail district, keeping the current station, but moving the tracks and overhauling the area through architectural and infrastructural measures to link the two parts of the city currently separated. The area covers 300,000 m², allowing the construction of 240,000 m² of gross internal floor space for residential purposes, tourist accommodation, retail and services. The initiative will lead to the new “Piani” quarter with easy access to the old town across large pedestrian zones and bicycle paths.

The area for redevelopment is situated in a semi-central area of the City of Bolzano (106,110 inhabitants), capital of the Autonomous Province of Bolzano (518,518 inhabitants). By transforming and maximising the functions of the railway station, the plan will link two parts of the city that are currently separated by the rail tracks and will create a new residential district served by retail and tertiary sector facilities perfectly integrated into the urban fabric. The railway will be moved to make way for a new hub of public and private transportation, which will include an underground car park, pedestrian & bicycle paths and public spaces for residents and visitors to the city. Via Renon–Via G. Garibaldi will become a tree-lined avenue and route for new tram services and will include a large pedestrian zone lining the city centre to the new Piani quarter and extending south of the railway.
