via Roma - Cassina Rizzardi (CO) The urban planning of the Municipality of Cassina Rizzardi assigns the Villa and the Park named “Villa Porro Lambertenghi” to RESTRICTED PRIVATE GREEN land, within the AT01 TRANSFORMATION SITE, as buildings located in an area subject to the Protection of Cultural and Landscape Heritage, to which the provisions of Regional Law no. 12/05 apply.
Within the complex and the Villa’s historic garden, the outbuildings will be restored and the irreparably damaged and/or missing parts will be restored. The appurtenant historical garden will need to be recovered by restoring it to its original English garden layout. The objective of the intervention is the transformation of this area, according to the plan of a multi-purpose tourist destination/accommodation, with a strong presence of local and non-local services.
A high degree of attention will need to be placed in the design approach, especially as regards the inclusion of the new volume of the surrounding area.
The intervention affected by the new building may not exceed two habitable/usable floors above ground with a maximum height of 8.50 m and a maximum covered surface area of 30%.
The real estate compendium is located on the south-eastern edge of the town of Cassina Rizzardi (3,324 inhabitants), in the province of Como (600,190 inhabitants), in the Lombardy Region (10,019,166 inhabitants), along the perspective axis that connects the town itself with the neighbouring town of Fino Mornasco, via the SP-27. The architectural complex is located in a very favourable position with respect toto the main road and motorway infrastructure. Near the villa is the “Fino Mornasco” exit of the “A-9” motorway (Milan-Chiasso) from which the state border can be reached (approximately 15 km from the area). The city of Como is 12 km away, whilst Milan is 43 km away. The railway station of Fino Mornasco, on the regional Milan Cadorna-Como section, is 1.2 km away from the property, whilst the international airport of Milan-Malpensa (second-largest Italian airport with 22 million passengers in 2017) is 42 km away.
