The buildings and lands of this Notice of Public Sale are currently occupied by tenants; hence, following the subscription of the final agreement, the pro-tempore Mayor shall issue a tenancy release request pursuant with this Notice within 6 (six) months, in accordance with the settlement agreements and the Municipal Council Resolution no. 193 of 27 August 2020, the Council Resolution no 69 of 19 March 2021 and the Municipal Council Resolution no. 85 of 08 April 2021.
The tenants and the owners of the neighbouring lands will be able to exercise their pre-emption right pursuant to the provisions set forth in Law no. 590 of 25 May 1965, as amended, in Law no. 817 of 14 August 1971, as amended and in Legislative Decree no. 99 of 29 March 2004, as amended, within 30 days. The transfer of the property is also subject to the pre-emption right of the Ministry of Cultural Heritage and Activities, pursuant to Art. 60 of Legislative Decree no. 42/2004, or, in the case provided for by Art. 62, par. 3 of the aforementioned Legislative Decree no. 42/2004, to the pre-emption right of the Region or of other public territorial entities interested in the property. The Municipal Administration shall notify the sale of the property to the Ministry of Cultural Heritage e and Activities within 30 (thirty) days from the subscription of the notarial act subject to condition precedent, as provided for in Art. 59 of Legislative Decree 42/2004.
During the time specified for the exercise of the pre-emption rights, that is 60 days from the receipt of the notification provided for by Art. 59 of Legislative Decree no. 42/2004, the transfer of the property shall be ineffective and it shall be intended as subject to the legal, non-exercise condition precedent, pursuant to Art. 61, par. 4 of the aforementioned Legislative Decree no. 42/2004.

The farmhouse complex is composed of multiple areas, which include a large external courtyard with evident outcroppings and some caves located under ground level. The portion including the residential house is of great architectural interest, as the whole building is made of local stone, with large parts in dry masonry and other ones held together with lime and mortar. The first floor boasts extremely complex arches and vaults of exquisite workmanship, as well as an external staircase also made of stone. The main body of the building is composed of four, connected areas, some of which are covered by barrel vaults while other present the star-shaped vaults typical of the traditional architecture of Salento. The built-on area measures 1,700 sqm, while the farmland extends on a total area of 875,000 sqm. The Ministry of Cultural Heritage and Activities and of Tourism – MiBACT Regional Secretariat for Apulia – declared the Tavernese Traditional Farmhouse “of particularly important interest” with Decree no. 200 of 25 November 2020, pursuant to Art. 10, par. 1 of Legislative Decree no. 42/2004. Apulia’s Regional Secretariat authorised the sale with conditions of the property (authorisation no. 60 of 11 March 2021).

The Tavernese Traditional Farmhouse is located in the Municipality of Fasano (population 38,800), in the Province of Brindisi (population 379,851), in “Contrada Tuppina di Sotto” district, “Torre Canne” small centre. The new General Zoning Plan approved with Regional Council Resolution no. 1000 on 20 July 2001 and published on the Official Bulletin of the Region Apulia no. 138 on 10 September 2001 is currently in force in the Municipality of Fasano; according to it, the entire property is typified in part as normal E1 farmland, in part as E2 area (agricultural production grounds) and in part as E3 farmland (of environmental interest and protection). The complex is located about 15 minutes away from the city centre of the Municipality of Fasano (BR) and about 10 minutes from the marina of Torre Canne, a tourist destination during the bathing season, and from the Coastal Dunes Regional Park (which goes from Torre Canne to Torre San Leonardo). From the Tavernese Traditional Farmhouse, the Municipality of Ostuni (BR) can be easily reached by car in 20 minutes thanks to the link road with State Road SS-379.
