The property is a closed courtyard building with a trapezoidal layout. The large internal courtyard is bordered on three sides by low buildings developed on a single level and by a larger structure divided into two levels above ground. The structure, in load-bearing masonry and with a double-pitched wooden roof and French gutter tile covering, features low buildings with minimal finishes, while the warehouses, originally intended as stables, have no floors nor ceilings. The roof is double pitched with an exposed wooden structure. All the façades are plastered and the fronts feature the typical motifs of Art Nouveau decoration. According to the current urban planning instrument, the buildings of the property are classified as structures for social services and equipment of municipal interest, public or private, for public use and of general interest.

The property is declared to be of historical and artistic interest pursuant to Art. 10, par.1 and 12 of the Cultural Heritage Code as per Decree no. 365 of 12/30/2022 of the Ministry of Culture.

The property is located in the central area of Novi Ligure (population 27,343), a town in the Province of Alessandria, in the Novese area. The municipality is located in the so-called “lower Piedmont”, in the south-eastern area of the upper Monferrato, and represents one of the most important centres of the Province, due to the presence of the hospital, the secondary school building and other services for citizens. The urban settlement is built on the extreme northern slopes of the Ligurian Apennines, which here soften into undulating hills mostly cultivated with vines, while the rest of the area is wooded. Today it is an active commercial and industrial reality that bases its economy on wine production -in particular Cortese di Gavi DOCG-,on the steel industry (Ilva S.p.A.) and on a confectionery hub that boasts important brands. The area has excellent accessibility by private vehicle via state road SS-35, which borders the municipal territory. The “Serravalle Scrivia” exit of the A-7 motorway (“Autostrada dei Giovi”), which connects Genoa to Milan, is approximately 8.5 km from the property (10-15 minutes by car), while the “Novi Ligure” exit on the A-26 motorway branch is 7 km from the area (10-15 minutes by car). The train station, on the Genoa-Turin line, is approximately 1 km from the property.
