Real estate property, former holiday resort "Laveno", located in the peripheral area of Pietrasanta, a well-known seaside tourist destination in Versilia, in the province of Lucca. The structure, built in the 1940s and divided into three buildings; unused for years, it is in poor condition and requires renovation.
The property consists of a main building divided into three levels and connected to a second single-storey building arranged perpendicularly (former refectory), a secondary building (former infirmary) and a building used as toilets located at the back. The first building (former holiday resort “Laveno”) is a mixed structure building with a pavilion roof and French gutter tile covering. Two terraces with parapets decorated with high-relief panels by the artist Antonia Campi depicting marine scenes sit on top of the entrance. The same decorations frame the entrance giving a sense of monumentality to the entire façade.
The former refectory building, on a single level, is made up of an L-shaped body adhering to the main building. It has large windows overlooking the park. The covered area of the property is 2,004 sqm, while the appurtenant uncovered area extends for 5,952 sqm.
The outdoor area is used as a park and extends between Viale Apua and the main façade of the Laveno former holiday resort. The land, characterized by a layer of vegetation and tall trees of different species, is delimited by a fence made up of posts and netting with the exception of the main side.
The building complex is a “Specialised civil building“, according to art. 19 of the technical standards of implementation, having landscape and monumental constraints (art. 10 Legislative Decree 42/2004). According to the current Urban Planning Regulation of the City of Pietrasanta, the property falls within “Forecast and areas with implementation plans in progress with active confirmed agreements”, the contents of which are described in detail in art. 49 of the technical implementing rules (NTA).
The property is located in the peripheral area of Pietrasanta (population 22,955), a municipality with a strong tourist vocation in the province of Lucca, in the Tuscany region. The fascinating city of Pietrasanta, of medieval origins, can be considered the historical capital of Versilia and the capital of artistic marble processing. A centre of attraction for artists from all over the world, in recent decades the city has transformed itself into a true open-air museum in which to admire, among the many galleries and squares of the town, an uninterrupted and continually renewed exhibition of contemporary art and sculpture of the highest level. The property is located 1.8 km away from the Versilia coast (25 minutes on foot, 3 by car), and 3 km from the historic centre of the town. The SS-1 (Via Aurelia), the main Adriatic road artery, which connects Rome to Ventimiglia, is approximately 1.8 km away from the property, while the “Versilia” exit of the A-12 Genoa-Rome motorway (Azzurra motorway), is located 2.3 km away from the area. The railway station, which guarantees connections with Florence, Pisa and La Spezia, is located 2.5 km away from the property, while the “Galileo Galilei” international airport of Pisa is approximately 40 km from the property (25-30 minutes by car).
