The theatre Ernesto Rossi is situated in the old town of Pisa, between Via Collegio Ricci and Via La Pergola.

Erected in 1771 with the purpose to donate to the town of Pisa a theatre capable to accommodate a significant number of spectators, the building was inaugurated under the name of Teatro Nuovo (New Theatre). Its management was later entrusted to the brothers Matteo and Gaetano Prini. At a later time, the ownership of the theatre passed to the Accademia dei Costanti and then to the Accademia dei Ravvisati; during this long period of intense use the theatre was subject to numerous restoration and decoration works.

After a demolition project was rejected due to the notification of its historical and artistic value in the early 1930s, in 1940 the theatre was sold within a context of bankruptcy proceedings to the Cassa di Risparmio di Pisa and then transferred to the local fascist association in 1942, and finally it became State property in 1944.

This theatre has typical features of the “Italian-stage theatre”, with entrance hall, ticketing office, cloakroom, and parterre on the ground floor; stage, dressing rooms, rehearsal rooms, storages, and laboratories on the first floor; spectators’ boxes on the second and third floors; balcony and its accessories on the fourth floor.

This theatre provides a good example of the Italian theatre tradition, with structural and acoustic characteristics typical of historical entertainment venues.

The estate is situated in the centre of Pisa, in an area which is well served by public transport, at about 1 km from the main station. Its position within the historic walls and near the Lungarni, together with its proximity to the main public services as well as to executive and commercial infrastructures, makes the estate very attractive in the real estate market.
