The area to be developed is located in a strategic urban node surrounded by modern and new urban sectors in which are settled important public activities as a new cultural pole, new public offices built on the ex Breda Est Areas.
The area is divided in two lots: one at north nearby the railway station and the Railway Museum, and one at south, the ex goods yard. Town planning includes tilting the urban sprawl axes to the south of the station, boosting transport interchange by building a new car park and a new bus station. It will be possible to change the use of the existing goods warehouse, currently in disuse, and to build a new shopping gallery close to the new entrance to the railway underpass, connecting Pistoia station. In the area to the north, it will be possible to change the use of existing buildings to commercial. The surface area of the project is 22,527 m², while the buildable surface area, in the south part is of 1.500 m² of new selling surface nearby an existing building to be renewed (500 m²).
The area to be developed is located near to the railway station in the city of Pistoia (population 90,542), capital of the Province of Pistoia (population 292,509), and 5th largest municipality in the Region of Tuscany in terms of residents. The project area is situated in the vicinity of the station, in two sections, one is the ex goods yard, and the other is an area adjacent to the station itself. The area, which is near-central and benefits from transport links, is 1 km from the old city centre, 2 km from the ring road and the entry to the A-11 motorway (Florence-sea). The city is 16 km from Montecatini Terme, 40 km from Florence, 66 km from Pisa, and 70 km from the sea.
