The real estate property consists of several buildings: the main warehouse, for production use, an office building spread over two levels, located near the entrance to the plant, a building used as accommodation for the caretaker as well as small structures that host technical rooms (water plant, electric cabin and control cabin).

The main space is made of a framed structure with prefabricated elements in reinforced prestressed concrete, a roofing with reinforced concrete vibro-compressed tiles and perimeter infill in prefabricated elements. The factory is made up of an open-space area, a warehouse area and an electrical substation. The interior finishes are of the standard type with concrete slab flooring.
Building D (Office Building, Portico and Services) is divided into two levels as follows: on the ground floor there is the canteen area, the kitchen and the changing room area, with standard finishes such as ceramic floors and wooden interiors and external fixtures in metal and single glass; on the first floor there are the rooms for office use, accessible through the distribution corridor, presenting the same maintenance and finishing characteristics as the ground floor. All the rooms are in poor maintenance conditions, with infiltration from the roof slab. The water plant is a prefabricated structure on a concrete curb, where a fire-fighting system and collection tanks can be found. The three evaporative and water cooling towers are currently in disuse. The property is regularly connected to the water-sewerage network, currently in disuse. The building that houses the electrical substation has two entrances, one of which is reserved for ENEL personnel, while the second allows access to the medium voltage lines, the transformer area and the control panels of the electrical system. The caretaker’s accommodation, registered in sub-parcel 2, is made of reinforced concrete and is currently in a poor state of repair. The property also boasts two ruined adjoining units, registered in the land registry under parcels 216-217, and by an uncovered area used as a yard, parking and manoeuvring area (approximately 17,000 sqm); there are also 16 lots of agricultural land, for a total area of 145,764 sqm.

The property is located in the agricultural area of the Municipality of Poggio Imperiale (population 2,710), in the province of Foggia. The area in which the industrial site is located has excellent vehicular accessibility, with the State Road SS-16 (“Adriatica”), the main Adriatic road link that connects Otranto with Padua (over 1,000 km), passing near the property. The “Poggio Imperiale” exit on the A-14 (Adriatic) motorway is about 15 km from the property (15 minutes by car). The Apulian coast is about 30 km from the property, while Bari Palese “Karol Wojtyla” airport (10th Italian airport with 6.2 million passengers in 2022), is about 165 km from the area (90- 100 minutes by car).
