The building is comprised of two aboveground floors and one basement with a ramp to access it from the ground floor. The property is surrounded by a wide garden (about 600 sqm) and its perimeter is bordered by a tuff wall about 2 metres tall on all sides; the property boasts three entrances, two along Via Marco Enrico Bossi (a driveway and a pedestrian access) and a third service entrance on Via Bartolomeo Campagnoli, with a vehicle-accessible ramp that leads directly into the basement. The pedestrian entrance leads to a central lobby from which different environments can be accessed. The exterior cladding of the façades is made of exposed clinker bricks with a smooth and painted plaster finishing; the bathrooms and the kitchen are lined with majolicas. The Aboveground floors are covered by Gres porcelain tiles, while the basement one is made of concrete. The first floor boasts a flooring with a wooden plank finishing, while the staircases are covered in travertine. Outside frames are made of grey painted aluminium with double-glazing, while internal doors are made of laminate and boast plastic handles. The underfloor radiant heating system is fuelled by the boiler situated in the technical room of the basement, which can be accessed independently from the garden; the building is partially air-conditioned and boasts a sanitary plumbing system, as well as a telephone line and an electric system. The outdoors are covered mostly by a synthetic grass , while the pedestrian paths are made of clinker. The building is structurally sound and well-maintained, needing only some marginal renovation works. The surrounding area is pleasant, with newly-built multi-family villas and terraced houses.

The asset is located in the southern area of Rome, outside of the ring road, in the Infernetto neighbourhood, a suburban part of the city close to the main road Via Cristoforo Colombo and too far from Ostia’s seafront. The access is situated in Via Marco Enrico Bossi 16-18-20b – at the corner with Via Bartolomeo Campagnoli. The surrounding area is characterised by recently constructed, quality residential buildings. Moreover, the area boasts many public and private services (schools, banks, supermarkets, neighbourhood shops, post offices, etc.) with an easy access via Via Cristoforo Colombo. Even though the public transport does not serve the neighbourhood in an adequate way, the suburban 065 bus line stops 400 metres away from the entrance of the building, catering for the transport needs within the neighbourhood. The Leonardo Da Vinci international airport (Fiumicino) is 20 km away from the building (25 minutes by car), while Ciampino’s is 23 km away (30-40 minutes by car).
