The villa, which looks upon the sea on the Natural Bay of the little port of Castiglioncello, is articulated on four levels, basement and raised ground floor, first floor and second floor (service apartment). The volume of the entire building, quite articulated, is characterized by a series of terraces and porches, full and empty, classical example of rationalist architecture, develops along the east and west axis parallel to the coastline. The Villa, that is 944 m² of covered area, came to be as an enlargement of a former building in 1915 used as a Kursaal Club. It was planned by the Architect Vittorio Cafiero who, with a good use of concrete in layers and terraces, wide rooms and halls, made the villa spacious and luminous. The wide glass walls, the windows with regular divisions and the portholes, become characterizing architectural elements. To complete the property there is a large external area of 1,465 m² and the service apartment of the guardian (56 m²). Over the last years, the property was the office of the centre of Biology of the University of Pisa and residents for students. The urban tool foresees the use for touristic, hotel, services, resident, directional, business means, compatibly with the historical and artistic value of the property.

The property is situated in the Municipality of Rosignano Marittimo (31,039 inhabitants), in the Province of Livorno (336,215 inhabitants), in the quarter of Castiglioncello, touristic and beach area amongst the most well-known in Italy and abroad for the beauty of its landscape, for the quality and refined services that it offers and for the high-value cultural and association initiatives that it promotes. Since 1992 Castiglioncello has obtained many times the Blue Flag by the FEE. Villa Celestina is situated between the railway station and the beach and is within the large pinewood forest called “Marradi” in a position that is well served by public transport, with nearby public parking areas and recreational and sporting activities, restaurants and beach facilities. The railway station that guarantees connections with the cities of Pisa, Livorno, Florence and Grosseto, is close to the property. The road S.S. 1 Aurelia, important connection that goes along the Tyrrhenian coast, 4 km from the property , while the international airport Galileo Galilei of Pisa (11th Italian airport with 5.2 million passengers in 2017) is 42 km from the area. Livorno is about 20 km, Pisa 44 km and Florence 120 km away.
