The building, built in the second half of the 1950s, is comprised of a principle masonry structure and is spread over 5 floors. The finishes are characteristic of the decade in which it was constructed: marble grit floors, single-fired ceramic wall tiles, single-glazed wooden windows and shutters. The Hotel has been inactive since 2008, therefore all the service and technological systems need to be modernised and adapted to current standards.

The building has, since its construction, been one of the reference hotels for spa tourism in the Emilian city. The proximity of the spa contributed to the settlement in the area of countless tourist accommodation facilities, which flourished in the seventies, eighties and nineties. In accordance with the Municipal Urban Building Regulations approved by resolution of the Italian Civil Code. n. 31 of 1/07/2005 and subsequent amendments, the property falls within the Urbanised Territory in the following areas:
