The site, the former Colonia del Popolo, consists of three buildings, with two floors and a regular layout, and of two other buildings, with a single floor, situated in a clearing and surrounded by woodland. The buildings are made of brick with rooves of wood and clay, following the architectural traditions of that period. It is currently unused and has to be restored, but due to its features and its privileged location in the heart of the hill of Spoleto, it could be redeveloped into tourist accommodation or residences, functions permitted by the current urban redevelopment plan. The site is architecturally restricted by the Ministry of Heritage, so the restoration process has to preserve the original layout. The total area is 1,270 m², in a splendid park of 7,380 m².

The estate is located in the municipality of Spoleto (pop. 38,218), in the Province of Perugia (pop. 662,110), in a dominant position on Monteluco hill (780 metres above sea level), in the fraction with the same name, not far from the historic centre of the Umbrian city (9 km), full of historic-architectural sites and visited by thousands of Italian and foreign tourists every year, also for religious reasons as it’s a milestone on the San Francesco d’Assisi walk. The area is characterised by vast areas of woodland, of great landscape-environmental value, with a few isolated constructions mainly used as accommodation (agritourism) and several itineraries and bicycle routes that connect with Norcia and Assisi. The railway station guarantees connections with Rome, Milan, Perugia, Terni, Ancona and Foligno, and is 10 km away. Perugia is 60 km away, Foligno is 36 km, Terni 20 km and Rome is 120 km. It is well connected as it’s close to the SS-3 (Via Salaria) and the E-45 highway (SS-675), that intersects with the A-1 motorway (Rome- Florence), with the “Orte” toll-booth, about 60 km from the area.
