The building site is located in the municipality of Trieste, in the Opicina fraction. The current urban plan permits the construction of the following buildings: residential, craft service, hotel, office, commercial retail, services and public facilities, parking lots, agritourism, with a manufacturability index of 0,80 mc/m².
The estate is a building site that covers a surface of 4,604 m², on which there are a few abandoned buildings. The land is flat, of a more or less rectangular shape, with tall vegetation, running along the North-West side of the headquarter/barracks of the Commissariat of Public Safety of Opicina. The area is mainly residential. To the far south of the lot there’s an old building of about 113 m², once used as a residence, in precarious conditions as well as in a complete state of abandonment. In the unkempt area there’s a gazebo and a concrete deposit, also in a state of abandonment. At the end of the lot of land, there’s a deposit of about 86 m² and a kennel of about 181 m² enclosed by a metallic fence and they are also in a state of abandonment.
The building site is located in the municipality of Trieste (pop. 204,420), in the Opicina fraction (pop. 7,950), found in the outskirts North of the city, along Via Carsia, in a mainly residential area with numerous average size, discrete terraced buildings, built as “assisted” housing. There’s a good public transport system. In recent years, the area has expanded but it’s still not densely urbanised. The strong points of the area are the distance from the centre of Opicina, guaranteeing quiet and tranquillity for the residents, and good road connections with the city and the motorways. The historic centre of Trieste is 8 km away from it, while the borders of Slovenia are about 13 km away. The European road E-70, which connects to the A-4 Motorway (Turin-Trieste), is about 3 km away from the property. The train station of Trieste guarantees connections with Rome, Milan and Venice, and its 7 km away. Trieste’s airport, “Ronchi dei Legionari” (with 740,000 passengers in 2015), is 30 km away, in the province of Gorizia.
