The building, planned by the architects Ruggero and Arduino Berlam in 1912, was supposed to be used for shops and professional studios on the ground floor and family residences on the upper floor; the property faces the road on three sides while the back part is next to another building and beside an uncovered courtyard. The building, used during the Second World War as office of the Commanding Division of Mantova, is built with wooden ceilings and a vertical structure in mixed brick; in origin it presented a rectangular plan, modified in the 60s with the addition of a portion that occupies the part that faces via Rauscedo. The property, built on two stories as well as an attic, presents the entrance in a central position on via Savorgana, with an area that can be passed over from which the ground floor spaces can be reached and a stairway that takes you to the first floor equipped with a second stairway, for service reasons, placed on the back part. The building, which has a strong plastic impact, represents one of the best examples of the historical application in urban architecture of the 900s; the three main front parts, divided horizontally into two orders and a crowning, are put together with a regular rhythm of openings, with arches on the ground floor, and then followed further on the upper floor; on the southern part two large loges are present on the first floor (one is closed with windows) make the building mass lighter, just like the balconies above the entrance and the corner with via Rauscedo.

The real estate is located in the historical centre of Udine (99,341 inhabitants) head administrative office of the Province with the same name (532,785 inhabitants) in the Region with special statutes called Friuli-Venezia-Giulia. The property is optimally located in the city centre, with good accessibility with private vehicles, and a good amount of services and public transport, with numerous urban lines that transit in the surroundings. The urban area, of training, at the end of the 800s, has a mixed use of both residential and commercial type. The railway station, that guarantees connections with the City of Venice, Trieste and Tarvisio, is about 800 metres from the property. The exit “Udine South” of the Highway “ “A-23” (Alpe-Adria) is about 7.5 km from the property and allows the connection with Highway “A-4” (Torino-Trieste) and Palmanova (18 km from the city). The international airport of Trieste (Ronchi dei Legionari – 0.76 million passengers in 2017) is 40 km from the city. Trieste is 74 km far, Venezia 128 km, Gorizia 37 km and Belluno 128 km. away.
