The Dils Research Team, a leading company in the property services market with over 50 years\u2019 experience, has published data on the Italian property sector: the market closed the first nine months of the year with its best result for this period in the last decade. Hospitality and logistics drove growth in the third quarter.<\/p>\n

According to the analysis by the Dils Research Team, released in early October, between January and September 2026 the Italian property market attracted around 10.6 billion euros in investment: 30% more than in the same period of 2025 and 62%\u00a0 above the average for the first nine months of the last ten years. The third quarter alone generated around \u20ac3.1 billion (+18% year-on-year).<\/p>\n

The quarter was led by hospitality, with around \u20ac800 million (a threefold increase compared with the third quarter of 2025), and logistics, with around \u20ac780 million (+86%). Together, they account for around half of the capital invested. Retail remains the leading asset class since the start of the year, with around \u20ac2.9 billion (+29%), whilst offices recorded around \u20ac500 million in investment during the quarter (+62%).
\nIn terms of profitability, the Idealista study on the third quarter of 2026 indicates an average gross yield of 8.6% for properties purchased for rental, more than double the yield on 10-year government bonds (3.9%). Commercial premises remain the most profitable segment, at 12.5%.<\/p>\n
