The portion of the property is part of the larger complex known as the Former Vittorio Emanuele Filiberto Barracks, located in the Roiano neighborhood, on Largo Petazzi, considered part of the city’s urban center. The building is located in the heart of the neighborhood between the Church of Saints Ermacora and Fortunato in Square Tra I Rivi, the former headquarters of the factory “Stock”, currently converted into a business and shopping center, the primary and secondary schools, a recently created urban park, and numerous high-density residential buildings. The complex, originally for the Austro-Hungarian Empire’s troops, dates back to the mid-19th century and features an inverted “L” plan spanning four floors above ground and a partially paved outdoor area. The portion for concession consists of the external access area to the complex, with a surface area of 490 sqm, and five ground-floor rooms, without active services, with a usable surface area of 220 sqm. The property has been unused for some time and is in poor condition and lacks maintenance. The partially paved external area is covered with vegetation and unmaintained shrubs. The former barracks is currently undergoing a rationalization plan aimed at closing four passive leases and issuing one FIP (Property Investment Plan).

It is located near the Strada Statale 14, also called the coastal road, because it connects Sistiana to the centre of Trieste, which is less than 2 km away from the building, along the Gulf of Trieste. It is located about 1 km from the central train station of Trieste and from the old port. Trieste, the capital of Friuli Venezia Giulia is considered the most cosmopolitan city in Italy, where you can breathe the glorious Habsburg past that made it “little Vienna on the sea” where languages, peoples and religions that characterise it still mingle together.
