The former Ospitale tollbooth is a two-storey building with an attic level, the largest of all the former railway tollbooths in the municipality of Cortina d’Ampezzo. The building has a C-shaped layout, with two sections projecting from the main façade and a first-floor terrace connecting the two sections. The building is made of plastered masonry with a roof of wooden beams covered in sheet metal. The interior floors are wooden, and there are no external windows or doors. The access road to the property is currently closed by a barrier installed by the Dolomiti d’Ampezzo Regional Park, preventing vehicle access.

The property is located outside the urban area of Cortina d’Ampezzo (population 5,483) in the province of Belluno, northeast of the town, approximately 13 km away, along the SS-51, a road that connects Cortina with Dobbiaco, via the Cimabanche Pass. This Veneto town is one of the most famous mountain resorts in Italy and the world, and is part of the Dolomiti Superski ski area. The former Ospitale tollbooth is located on the valley slope below the SS-51 “Alemagna” state road, from where only the roof of the building is visible; the area in which it stands is largely undeveloped and surrounded by coniferous forests. The area is approximately 80 km from Belluno (90-110 minutes by car), while the Austrian border is approximately 43 km from the property (50 minutes by car). The “Belluno” exit on the A-27 motorway (“Alemagna road”) is approximately 105 km from the property (100-120 minutes by car) and provides access to the A-4 (Turin-Milan-Trieste) – the main motorway in northern Italy.
