The territorial area in which the property is located, which is characterized by numerous pre-existing archaeological, architectural, and environmental features, is part of a section of the city of Rome currently subject to a Memorandum of Understanding signed between Roma Capitale and the State Property Agency for the definition of the urban regeneration program called “Porta Portese Area”. The property is located in the Trastevere district, between Viale Trastevere, Porta Portese, and the Aurelian Walls. It features a simple, linear layout characterized by finishes and materials typical of modern architecture, such as travertine and glass. The entire complex was inaugurated after the war to house cinemas and variety shows, and was later used as a State Monopoly’s after-work club and gym. The rooms on the first floor are currently unused and divided into two large rooms at different levels, each with restrooms. The spaces have recently undergone routine maintenance and are in excellent condition.

The property is located in the central area of Rome (population 2,751,747), in the Trastevere district, between Viale Trastevere, Porta Portese, and the Aurelian Walls, with access from Largo Ascianghi 3. The area is predominantly residential, with a reasonable presence of neighbourhood businesses along Viale Trastevere, as well as cinemas (Cinema Nuovo Sacher and Cinema Massimo Troisi). The district is well served by public transportation, with numerous bus lines and trams running along Viale Trastevere, Lungotevere Aventino, and Via Marmorata. The “Piramide” and “Circo Massimo” metro stops on Line B are 1.4 and 1.9 km from the property, respectively (a 20-25 minute walk or a 5-minute drive). In the surrounding streets, public outdoor paid parking lots (for non-residents) and public covered garages can be found. The “Roma Termini” train station is approximately 4.7 km from the area (a 15-20 minute drive), while the “Roma Trastevere” train station is approximately 2 km away (with urban trains to Rome Fiumicino Airport every 15 minutes).
