The building is arranged over two levels plus an attic floor, reaching an above‑ground height of approximately 9.00 meters on the main façade. Along Via Verdi, however, the section housing the caretaker’s apartment and the barracks rises to four above‑ground storeys. At the rear, a courtyard of approximately 230 sqm accommodates a series of technical rooms serving the banking institution.

The structure consists of a reinforced concrete frame. On the ground floor of the central block, accessed from No. 1 Via Donizetti, are the bank’s premises: the public hall, operational offices, the small banking room, and two vault rooms with their respective anterooms. The first floor hosts the Director’s and Secretariat offices, the meeting room, and other internal rooms. On the south side of the building, a large terrace of 62.80 sqm is accessible.

The roof is pitched and covered with terracotta tiles; the attic is usable.

The main façade features a grey marble‑granite cladding up to the ground floor, with the upper portions finished in plaster.

The external window frames are aluminium thermal‑break units with thick profiles and bullet‑resistant glazing; the ground‑floor openings are additionally protected by heavy security grilles. The roller shutters are made of plastic material.

The property is located in Oristano, the capital of the province of the same name in Sardinia, at No. 1 Via Donizetti. It stands in a semi‑central area, north of the adjacent historic center, within a developing commercial and tertiary district.

The building is easily accessible from all directions along via Cagliari, the main road axis crossing the entire city. In its immediate vicinity are several key historical and monumental landmarks, including the Tower of San Cristoforo (also known as the Tower of Mariano II), the Archaeological and Historical‑Artistic Museum, the Cathedral of Santa Maria Assunta, and the Convent of San Francesco, as well as various public offices.
