The building consists of a main square‑plan block measuring 12 × 12 metres, flanked on the north and east sides by two structures measuring 14 × 2 metres, each terminating in a helical staircase. The ground‑floor façade is articulated by two additional volumes: one with a pyramidal shape and the other with a truncated‑pyramid form, housing the banking offices.

The property faces Via Civitali and is surrounded by an extensive landscaped area featuring two parking areas, planted beds, and pedestrian pathways. It is therefore free‑standing on all four sides and is predominantly bordered by residential buildings.

The main block features a cast‑in‑place reinforced concrete load‑bearing structure. Internal partitions are made of hollow clay bricks with plaster finishes, while some ground‑floor dividing walls are constructed in aluminium and glass. Portions of the façades are built in exposed brickwork, and the building also includes glazed curtain‑wall sections.

Window frames are aluminium with double glazing, with some elements incorporated into the structural curtain wall.

Interior flooring consists of single‑fired ceramic tiles in the basement and in the service apartments, while the ground and first floors feature raised access floors finished in granite and PVC.

The building is located in the immediate vicinity of the Roman walls enclosing the Historic Center of the city, near the San Martino Bastion and Porta Santa Maria. It stands within a highly developed tertiary area that is easily accessible via State Road 12 (SS12) “dell’Abetone e del Brennero”, which crosses Lucca and connects Pisa with the Tuscan‑Emilian Apennines.

Several of the city’s main points of interest — including Piazza dell’Anfiteatro, the Basilica of San Frediano, the Guinigi Tower, the National Museum of Villa Guinigi, and Palazzo Pfanner — are easily reachable on foot as well as by local public transport.

The property is served by the large parking area in Piazza Don Franco Baroni and by additional parking spaces along Via Vecchia III.
