The Dils Research Team, a leading company in the property services market with over 50 years’ experience, has published data on the Italian property sector: the market closed the first nine months of the year with its best result for this period in the last decade. Hospitality and logistics drove growth in the third quarter.
According to the analysis by the Dils Research Team, released in early October, between January and September 2026 the Italian property market attracted around 10.6 billion euros in investment: 30% more than in the same period of 2025 and 62% above the average for the first nine months of the last ten years. The third quarter alone generated around €3.1 billion (+18% year-on-year).
The quarter was led by hospitality, with around €800 million (a threefold increase compared with the third quarter of 2025), and logistics, with around €780 million (+86%). Together, they account for around half of the capital invested. Retail remains the leading asset class since the start of the year, with around €2.9 billion (+29%), whilst offices recorded around €500 million in investment during the quarter (+62%).
In terms of profitability, the Idealista study on the third quarter of 2026 indicates an average gross yield of 8.6% for properties purchased for rental, more than double the yield on 10-year government bonds (3.9%). Commercial premises remain the most profitable segment, at 12.5%.
