The former Theatine Fathers’ Complex, located in the historic centre of Vicenza, benefits from dual frontage, with a main entrance on Corso Palladio and a secondary entrance at the rear on Piazzetta Santo Stefano.

Listed as a property of particular historical and artistic interest, the complex consists of three main building wings, each distinguished by its own architectural and construction features. The main wing, fronting Corso Palladio and measuring approximately 20 x 18 m, extends over three above-ground floors, a basement level and an attic floor. The central wing, running along a north-south axis and measuring approximately 29 x 8.5 m, is arranged over four above-ground floors, including a mezzanine level. The wing adjoining the Church of Santo Stefano, measuring approximately 73 x 16 m, extends over three above-ground floors, a basement level and an attic floor. The property was recently the subject of a feasibility study aimed at accommodating offices of State Public Administrations, a project that was ultimately not implemented, and is currently vacant.

The redevelopment of the complex may envisage a broad functional mix through restoration, refurbishment and renovation works, including all uses permitted under the planning framework, which is geared towards residential and hospitality functions, innovative housing solutions, office accommodation, retail uses and community facilities.

Vicenza, renowned as Palladio’s city and, together with the Palladian Villas of the Veneto, a UNESCO World Heritage Site, is a distinguished destination for art and cultural tourism.
The city benefits from excellent road accessibility via the A4 and A31 motorways, as well as efficient rail connections along the Milan-Venice line, which is set to be further enhanced by the introduction of high-speed rail services. Beyond its rich cultural heritage, Vicenza is a leading industrial centre characterised by a network of small and medium-sized enterprises, with strong export activity in the goldsmithing, metalworking and textile sectors. The area is also home to a well-established university hub, hosting branch campuses of several prestigious regional universities. Within this prestigious setting, in the heart of the historic centre and along the city’s main pedestrian thoroughfare, stands the former Theatine Fathers’ complex, located just a short walk from both the Palladian Basilica and the Olympic Theatre.
