The property, used as a recreational centre for Defence employees, was used by the Army but is currently in disuse. The land area, which covers approximately 7,400 sqm, with a floor area of 1,400 sqm, includes a large open plot of land used as a car park and green area, three tennis courts (unused) and a bowling pitch. A brick building with a flat roof used as a warehouse and offices can be found at the entrance to the centre. Continuing towards the tennis courts, one can find a brick warehouse with a barrel roof which houses the gym (with toilets and changing rooms) and a recreational area (bar, bakery, pizzeria). A wooden-structured canopy with a pitched roof connects this last building with the last two twin masonry structures with pitched roofs housing a multifunctional hall and a warehouse.

The property is located in the south-western suburb of Bolzano (population 106,564), Provincial Capital of the namesake Province in the Trentino-Alto Adige Region. The area is 3.5 km away from the city centre (10 minutes by car), while the urban transport stop is 10 minutes from the property. Bolzano train station, which provides connections to the main Italian cities, is located 5 km away from the property (15 minutes by car), while Bolzano airport is a 10-minute drive from the area. The “Bolzano sud” exit on the A-22 “Brennero” motorway, which connects Verona with Austria, is approximately 3 km from the property.
