The real estate property, used as a children’s sanatorium until 1964 and then as a summer camp from 1972 to 1982, has since then been in a complete state of abandonment and is in poor maintenance conditions, as well as severely degraded and unusable. The property is divided into a plurality of buildings with different functions: concierge services, women’s pavilion, men’s pavilion, children’s pavilion, former cinema, warehouse. The main building is spread over three floors above ground and a basement, with a covered area of approximately 2,600 sqm and an external area of over 56,000 sqm.

The vertical load-bearing structure is made of stone masonry, while the floors are made of reinforced concrete. The roof has a wooden frame and a “Marseillaise” type tile covering: the load-bearing structures have significant structural failures, which have led to water infiltration into the underlying parts. The building, boasting a rectangular planimetric shape, is characterized along the short sides by regular polyhedral façades and by pilasters on the northern front. The southern façade is characterized by large windows overlooking the external corridors, which are in turn protected by windows equipped with shutters. There are two main entrances, with two large marble staircases and a series of rectangular pillars supporting the external corridors.

The property is located in the extra-urban area of Borno (population 2,436), a municipality in the middle Valle Camonica, at an altitude between 605 and 2,500 meters above sea level. The property is located approximately 5 km from the town, in a panoramic and sunny position overlooking the valley from which you can admire suggestive landscape scenery. The area represents a very popular tourist destination both during the summer and winter seasons. The access is located along the SP-5 with the vehicle and pedestrian entrance, which lies on the property of the local health authority “ASL Valle Camonica”, as neither the Anti-tubercular Consortium of Cremona, nor the Province of Cremona have ever completed the construction of the exclusive access road. The area is approximately 70 km from Brescia and 67 km from the “Ospitaletto” exit of the A-4 motorway (Turin-Trieste). Bergamo’s Orio al Serio international airport is 75 km away.
