The area is regulated by the PGT Rules Plan as a B4 Productive completion zone, subject to direct building intervention with the possibility of renovation, enlargement, and new construction.

Various main uses are allowed alternatively or in combination, and complementary uses are permitted up to a maximum of 20% of the total gross floor area. Currently, there is a 2,000 sqm. warehouse on the site in good condition, with an internal height from floor to truss beam of 6.4 m and a ridge height of 8.7 m.

The warehouse is characterized by:

– load-bearing structure in precast reinforced concrete;

– corrugated roof with underlying thermal and acoustic insulation;

– walls made of concrete and expanded clay, exterior part clad in gravel;

– industrial concrete flooring 15 cm thick covering 1,000 sqm, the remaining area is not floored.

The property is also equipped with 4 metal sliding gates with internal insulation, each with an integrated pedestrian access door. Continuous double-glass windows along the sides of the building, some of which are openable. Six windows and a door with aluminium frames and double glazing. The lighting system consists of six internal light fixtures and one external, currently not connected to the electrical network, all in corrugated material with underlying thermal and acoustic insulation, in good condition.

The area is in a strategic location thanks to its proximity to major transport infrastructure: the Casatisma A21 motorway exit is about 10 km away, while State Road 35 can be reached in less than 1 km. Cava Manara railway station is only 2 km away. Milan Linate Airport is about 50 km away. The logistic picture is completed by the proximity to the Mortara Rail Interport (about 40 km) and the Port of Genoa (about 115 km).
