The property is located in the south-east area ofthe centre of Como, outside the walled city, beyond the ring roads (Viale Battisti-Viale Lecco), near the Torre di San Vitale, located on the south-east edge of the city walls. The property dates back to the second half of the 19th century and was built in several phases, between 1856 and 1925. Stylistically, as a whole, it recalls neoclassicism, making it a property of indisputable historical and artistic value. The building is constructed around four internal courtyards, around which the various brick buildings stand, which rise for two floors above ground, in addition to the basement (limited to a portion) and the attic, defining an almost squared structure. In 1976, the property was sold to the Municipality of Como by the “Opera Pia Orfanotrofio maschile di Como” (November 17, 1976, by deed of the notary Dr. Fernando Bellini in Como). Over the years, the municipal administration has used it as a school (until 1990) and as the headquarters of municipal offices and cultural associations.

The real estate complex is located in the central area of Como (population 83,586), capital of the province of the same name, in the Lombardy Region, outside the city walls. The “Como Borghi” railway station, on the regional Como Lago – Milano Cadorna line (R-17 line managed by Trenord), is 550 meters from the property (8 minutes on foot – 3 by car), while the international airport of Milan Malpensa (2nd Italian airport with 26.6 million passengers in 2024), is 50 km from the area (40-50 minutes by car). The “Como Centro” exit of the A-9 motorway (Autostrada dei Laghi), is about 7 km from the property (10-15 minutes by car), and allows easy access to the city of Milan and the border with Switzerland.
