The property is included in the “Tourism 4 All” project of the Agenzia del Demanio (State Property Agency), within the scope of so-called accessible tourism. The redevelopment project must provide for the restoration and reuse of the property, aimed at opening it to public use and enhancing its value through tourist, cultural, and social activities, events, initiatives related to environmental protection, the promotion of the territory, and sustainable mobility, as well as other new functions in accordance with what is provided by the current protection and land management instruments.
In particular, the restoration and enhancement of the public assets must include the creation of inclusive and accessible accommodation facilities, offering all people with specific needs – especially seniors – opportunities for stays, travel, and cultural experiences, ensuring responsible and sustainable management.
The property is located in the Municipality of Gargnano, in the province of Brescia, on the western shore of Lake Garda, a splendid tourist location, and it is immersed in the Alto Garda Bresciano Regional Park. The village is known for its historic lemon houses, elegant villas (including Villa Feltrinelli), and the Hermitage of San Valentino.
The municipality includes as many as twelve hamlets scattered across the northern morainic hills and uplands of the Upper Garda area. The settlement is dominated on the lake side by Mount Comer, which offers countless tourist routes and hiking trails.
