The property, formerly used as a training centre for the Italian Railway Company “Gruppo FS”, consists of three separate buildings which develop a gross covered area of 4,600 sqm, over 700 sqm of balconies and terraces, as well as an appurtenant area of 1,250 sqm.

Building 1, laid out over three aboveground levels plus a basement, is divided as follows: on the ground floor there are rooms for the disabled with toilets and a safe area, on the two upper floors there are rooms with toilets and common areas, while in the basement there are closets, deposits, cellars, toilets and tech rooms.

Building 2, laid out over two aboveground levels plus the roof floor, is divided as follows: on the ground and first level there are training rooms, meeting rooms, offices, services as well as ancillary rooms and tech rooms, while at the roof level a tech room can be found.

Building 3, laid out over six aboveground levels plus the roof and a basement level, is divided as follows: on the ground level there is a recreation room, some offices, toilets, archives and tech rooms, while on the upper floors there are rooms with bathrooms, warehouses, tech rooms and common areas; in the basement there are archives, warehouses, the garage and the tech rooms, while on the roof level a tech room can be found.

The buildings are made with a load-bearing masonry structure in reinforced concrete, masonry infill panels with painted (also scratched) plaster and cladding in natural stone or exposed reinforced concrete with natural-stone plinth; the floors are made of masonry, the roofs present accessible terraces, the external windows are made of metal and glass, the internal partitions are in plastered and painted masonry, partially covered in ceramic in the toilets. The internal floors are in marble, granite, stoneware or ceramic, the internal doors are in wood, wood-glass or aluminium, with panic exit bars and false ceilings in plasterboard.

The building complex is entirely fenced and has two entrances, at numbers 34 and 36 of via Cesare Battisti, with pedestrian and driveway iron gates (also automated) and is in fair maintenance conditions. The appurtenant area is paved in natural split porphyry and is covered to a small extent by a metal canopy; there are also green areas, mostly trees.

The real estate property is located in the semi-central area of Foligno (population 55,226), the third largest city in the Umbria region by number of inhabitants after Perugia and Terni. The city stretches out at the foot of the Umbria-Marche Apennines, lying on the plain where the Topino and Menotre rivers meet. The historical centre of the city preserves religious buildings and stately palaces of absolute value, such as the Town Hall, with a neoclassical façade; Palazzo Trinci, now the City Museum; the Cathedral of Foligno, Palazzo Orfini, where the first edition of the Divine Comedy was printed in 1472 and the Palazzo del Podestà, seat of the municipal judiciary since the beginning of the XIII century. The railway station, on the Rome-Perugia-Terni section, is located 200 meters from the property, while the SS-3 (Via Flaminia), an important arterial road connecting Rome with Fano, is about 3 km from the property. The city of Perugia is about 30 km away (25-30 minutes by car), while Terni is 55 km away (45 minutes by car).
