The original farmhouse, dating back to 1802, is divided into three aboveground floors and a basement. The basement, which covers a surface area of 730 sqm, houses a 400 sqm wellness area, as well as services and a garage, while the technical rooms and the heating plant are located in the semi-basement (112 sqm). The ground floor is divided as follows: hall, bar area, dining area with kitchen, breakfast room, restaurant and covered terrace, reception room, tasting room, exhibition and barrel cellar, for a gross surface area of 618 sqm plus 82 sqm of covered terrace and 109 sqm of external terrace; the structure that houses the restaurant and bar was built in the early 2000s in compliance with the historical building. The first and second levels host 9 bedrooms and 3 bedrooms respectively, with attached bathroom, and cover in turn an area of 279 sqm (with a 339 sqm terrace) and 147 sqm plus balconies.
The property is located in the municipality of Giovo (population 2,509), in the autonomous province of Trento, above the municipality of Lavis, at the entrance to the Cembra valley. The area is easily reachable by taking the SS-612 road in the Val di Cembra. The “San Michele all’Adige” exit on the “A-22” motorway (Brenner) is approximately 10 km from the property (10-15 minutes by car). The city of Trento is located approximately 12 km from the area (15-20 minutes by car). Verona’s International Airport is 108 km away (60 minutes by car).
