The real estate complex registered in Via Monterotondo n. 49 is made up of the following properties: the main building consisting of the villa and its extension, the guesthouse, some technical volumes, the building called the water plant, the park and other buildings. The assets are subject to landscape and cultural restrictions. The main building consists of the body of the original villa with a seventeenth-century layout and the extension built in the second half of the twentieth century. The entire building is spread over four floors above ground in addition to a basement level and has a pavilion roof. While the main body of the building was built in masonry, the parts built in extension were made in mixed masonry and concrete. The state of abandonment in which the building has been for over a decade and the lack of constant maintenance have led to an evident degradation of the structure. In front of the villa there is a large oval lawn and a park of approximately 150,000 square meters surrounds the villa. The park is made up of a thick pine forest and other Mediterranean plants.

In the lower part of the park there was a small lake, now dried up. The level of the lake was regulated by a conduit that, drawing from the adjacent mill canal, was fed by a series of small locks and dams, downstream of which it ended in the basement of a small “Trianon”, now in complete ruins, which returned the water to the canal further downstream. The building called “guesthouse”, originally used for stables, later as a garage and finally as an additional headquarters for the health company offices. The building body with an irregular plan shape is built in masonry and consists of two levels above ground, connected by two internal stairwells, in addition to the gabled roof. The state of conservation of the building is substantially similar to the Villa.

In the northern area of ​​the park there is a building in a very poor state of conservation and currently inaccessible where the turbines used to draw water from the nearby stream to maintain the volume of water in the adjacent artificial lake were housed. Near the guesthouse there are some recent volumes pertaining to technical rooms or modest-sized rooms used for the maintenance and management of the park. These are mostly single-storey masonry structures in a state of abandonment. The functions and intended uses permitted for building complexes and buildings are those established by the regulations in reference to the articulations and classifications of the municipal territory.


Villa Rodocanacchi is located in a peripheral area of Livorno (population 152,916), capital of the province of the same name, about 8 km south of the historic centre (15-20 minutes by car). The “Antignano” train station, which provides connections to the cities of Florence, Livorno Centrale, Pisa, Grosseto, and Rome, is approximately 4.5 km from the property (8 minutes by car). The international airports “Galileo Galilei” in Pisa and “Amerigo Vespucci” in Florence are respectively 28 km (20-25 minutes by car) and 90 km from the property (60-70 minutes by car). From the Livorno Centrale train station, direct trains leave every half hour for the Florence Santa Maria Novella station. The SS-1 (Via Aurelia), the main Tyrrhenian road that connects Rome with Ventimiglia and passes through the city, is located approximately 2 km from the property (3 minutes by car) and allows one to enter the SGC Florence-Pisa-Livorno (A-11) and the A12 Genoa-Livorno-Rosignano motorway.
