Real estate property, known as former Technical and Commercial Institute "Corridoni", located in the central area of Osimo, in the province of Ancona. The building, used as a school and training centre, was built in the 1920s on a design by architect Costantino Costantini. The building has been declared of historical-artistic interest, pursuant to Art. 10, par. 1 of Legislative Decree 42/2004, for its architectural value.
The building, terraced and with a multi-faceted layout, is developed over three aboveground floors and a basement. The external façade overlooking Via Pompeiana is rich in neoclassical decorative elements such as pilasters, cornices and friezes. The main façade is symmetrical, with a pilaster in the centre surmounted by a tympanum with a plaque and shield showing the five towers, symbol of the city of Osimo. The front façade is in a good state of conservation, while the one facing along Via Cappuccini is in worse condition and is protected by scaffolding to prevent deteriorated parts of the plaster from falling. The façades overlooking the internal courtyard are devoid of decorative elements. The internal environments are in poor maintenance conditions and are devoid of furnishings. Some shoring to support unsafe structures are present and water infiltrations coming from the roof are clearly visible.
The parts of the building used until recently by the Municipality of Osimo are in slightly better conditions than the rooms that have been disused for years. Disused as the headquarters of the Technical and Commercial Institute “Corridoni” after the 1997/98 school year, it was used by the Municipality of Osimo to host some university courses and the historical archive of the municipal library until February 2011.
The load-bearing structure is made of masonry, the floors are made of iron, bricks and wood. The floorings are in grit tiles and cement; the walls are plastered and painted. The water, electrical and heating systems are all present, however it is assumed that they are not up to standard and must be replaced.
The building is located in the historical centre of Osimo (population 34,833), a municipality that extends over a hilly area in the province of Ancona, in the Marche region. The town enjoys a transitional climate between Mediterranean and continental, and is located approximately 16 km away from the Adriatic coast (Numana – 20 minutes by car). The area in which the property is located is well connected with the Tiramisù funicular which connects the lower part of the city (Via Cristoforo Colombo) with the city centre (Via Cinque Torri). The “Osimo-Castefidardo” railway station, on the Ancona-Pescara line, is located 6.5 km away from the property (10 minutes by car). The “Ancona Sud-Osimo” exit of the A-14 (Adriatica) motorway, the main Adriatic motorway backbone, is 8 km away from the area (10-15 minutes by car).
