The Palazzo delle Finanze in Palermo is a detached monumental building bounded by Corso Vittorio Emanuele, Via dei Cassari, Via dei Tintori, and Via di Porto Salvo. It develops on four above-ground floors organised around a large internal courtyard, with a total gross floor area of approximately 14,224 sqm and a total land area of 3,874 sqm.

Built starting in 1578 on the remains of the former Vicaria Prison, it underwent a profound transformation in 1840 by the architect Emanuele Palazzotto, who gave the building its current neoclassical layout with porticoes, pilasters, vaults, and representative halls of high historical and architectural value.

Over the centuries, the building served as the Royal Customs House, the city prison, and the headquarters of the main state financial administrations. It remained in use until 2004 and is currently vacant and in a state of critical disrepair.

The property is protected under Legislative Decree 42/2004, with a formal declaration of cultural interest that subjects any intervention to heritage authority approval. Under the current Municipal Master Plan (PRG), the asset falls within Zone A1, designated for historic buildings, where permitted interventions include restoration and conservative refurbishment. Compatible uses include cultural, social, administrative, directional, hospitality, and small-to-medium-scale retail functions. This regulatory framework supports potential repurposing scenarios for cultural, office, or tourism and hospitality use, in compliance with the property’s historical and architectural significance.
