The buildable land is located outside the urban area of Polpenazze del Garda (population 2,720), a municipality in the province of Brescia, in the hamlet of Picedo, approximately 1 km from the town. The area is predominantly residential, with agricultural land surrounding the homes. The municipality can be reached via local roads (SP-25, SP-26, and SP-572), while the “Desenzano del Garda” exit on the A-4 motorway (Turin-Trieste) is approximately 15 km away (a 25-30 minute drive).
