The two building areas called Logistics 1 (L1) and Logistics 2 (L2) are part of the Municipal Operational Plan (Piano Operativo Comunale – POC) of Ravenna and cover a total area of 80 hectares, with 42 hectares available for building development. The areas represent a great business opportunity for the development of logistics and production activities in the Port of Ravenna. The L2 area is owned by the Port Authority of Ravenna. The two areas are perfect for intermodal logistics as they are adjacent to the road, rail and port network; the State Road SS-67 “Via Classicana” directly connects the port to the motorways of northern and southern Italy. The L2 area is directly managed by the Port Authority. The Port of Ravenna is also engaged in very significant investments in the renewable energy sector, such as the Agnes project, managed by Qint’x and Saipem: a maxi offshore wind farm with floating photovoltaic panels and green hydrogen production, connected to the hub.

The building areas are located near the industrial district of Ravenna (population 155,836 ), capital of the province of the same name (population 358,631 ), in the Emilia Romagna Region, along the SS-67 “Via Classicana”, in the final stretch of the road that leads to the port. The road network, located east of the urban area, in a predominantly agricultural area, is strategic for port logistics-productive intended use, as it allows rapid introduction onto the national motorway network. The railway line and the port infrastructure are also located near the plots of land. The “Forlì” motorway exit of the “A-14” Adriatic motorway (Bologna-Taranto) is located 30 km from the area (30 minutes by car), while the Bologna Interport is 80 km away. Bologna’s Guglielmo Marconi international airport (7th airport in Italy for passenger traffic in 2022) is located approximately 86 km from the area (60 minutes by car), while that of Rimini is approximately 60 km away (60 minutes by car).
