The redevelopment areas are located south of the railway station, along Via Tito Nobili. The approved amendment to the town planning scheme authorises the construction of 8,300 m² of GLA, for the following uses: commercial (4,100 m²), office (1,200 m²) and residential (3,000 m²), as well as the possibility of constructing an underground car park in an area close to the city centre. The project includes the construction of a footbridge connecting the areas north and south of the railway station. Other areas for a total surface of 45,400 m² are also available for possible redevelopment.

The redevelopment areas are located close to the railway station of Terni (112,133 inhabitants), which is the capital of the province (2,300,607 inhabitants). The central position of the area ensures excellent car access and good public transport. The city is 100 km from Perugia, 30 km from Orte, and its access to the A-1 motorway (Roma-Firenze), and 100 km from Rome.
