The former Ghiaie nursery school building is located in the village of Spini, on Via Budapest 20, and has been unused since 2008. The building, from ground to roof, is spread over three levels: a basement, a mezzanine, and a first floor, and is surrounded by a large private garden. The building is in poor conditions and requires comprehensive renovation and/or demolition and reconstruction; the technological systems have been completely decommissioned. The current urban development plan of the Municipality of Trento classifies the lot in Zone B5 – Extensive residential zones; this urban planning provision allows for a wide variety of uses, generally for service purposes and compatible with residential functions.

The property has no restrictions and has been declared of no cultural interest by the Provincial Superintendency.

The property is located on the outskirts of Trento (population 118,911), in Spini di Gardolo, a suburb north of Trento that is home to the city’s industrial zone. The building is located on the edge of the industrial zone and 500 meters from the Adige Valley Cycle Path (part of the Ciclovia del Sole – EuroVelo 7). The area is well connected to the A-22 (Brennero) motorway, the main regional road, with the “Trento Nord” exit 1.5 km away. The area is well served by public transportation, with a bus stop 150 meters away. The historic city centre and the train station are approximately 7 km from the property.
