The building overlooks Riva Nazario Sauro, bordering to the east with Via dell’Annunziata and to the north with Via Cadorna; to the west, it is adjacent to another building. The Palace was built by architect Antonio Buttazzoni, a pupil of Matteo Pertsch and author of the Tergesteo gallery, interpreter of the neoclassical architecture which greatly influenced the stylistic physiognomy of Trieste. The building, divided into four aboveground floors, is in the neoclassical style, with the main façade characterized by a jutting stone volume laid out onto three levels formed, on the first level, by five arches supporting six columns in Ionic style, which in turn support a small stone terrace located on the third floor. The ground floor’s covering is made of natural stone while that of the façades is mostly made of ochre-coloured plaster. The ground floor, made up of technical rooms and offices, is characterized by a large entrance which, through a corridor, ends with an equally large space on the via Cadorna access. The Building is subject to a restrictive and cultural clause pursuant to Art. 1, 2 and 3 of Ministerial Decree of 25 January 1954 and is suitable for all uses foreseen for urban planning class A.

The property is located in the central area of Trieste (population 199,400), capital of the province of the same name and of the Friuli Venezia-Giulia region, along Riva Nazario Sauro, in front of a private port and the maritime station, where cruise ships are moored. The area has an excellent range of public and private services with good parking availability for cars, albeit for a fee. The building is located 400 meters from Piazza Unità d’Italia, the key centre of the city, and approximately 1 km from the train station, which guarantees connections with the cities of Venice, Rome, Tarvisio, Udine and Ljubljana. The “Trieste” exite of the A-4 motorway (Turin-Milan-Trieste) is approximately 30 km from the property (30-45 minutes by car), while the international airport of Trieste (Ronchi dei Legionari) is located 38 km from the city (40-60 minutes by car).
