The building, known as Palazzo Sommariva, is divided into four aboveground floors, two underground levels and two mezzanine floors (located between the ground/first and first/second floors). The building can be accessed by car and on foot from Via Bogino 12; it has a regular layout and is served by several stairwells distributed on the two sides of the building. The two underground levels are used as a warehouse and archive, while the ground floor hosts rooms for tertiary use, partly overlooking Via Bogino and partly on the courtyard; on the first, second and third floors there are other office spaces, with large glass surfaces alternating along the façades of the building. The mezzanine floor (on the ground floor) houses two rooms in the central portion inside the courtyard, served by an internal stairwell, while on the one above the first floor there are two rooms for archive-storage use in the portion adhering to another property, at the southern end on Via Bogino, and three technical rooms in the internal portion of the courtyard adjacent to Palazzo Cisterna. The gross covered area amounts to 5,425 sqm, of which approximately 1,300 sqm pertaining to the two underground floors. The property is subject to protection restrictions by the Regional Superintendence for Cultural Heritage and Activities, and is classified as a “Building of Significant Interest”, characterized by “uniform architectural fronts of considerable value”. The intended use is partly for public office and partly for tertiary use.

 

 

The property is located in the central area of Turin (population 841,600), capital of the Metropolitan City of Turin and of the Piedmont Region; Turin is the 4th largest city in Italy by resident population. The property is located in the immediate vicinity (400 meters on foot) of Piazza San Carlo, in the historic city centre, and of the Egyptian Museum (350 meters), while the left bank of the Po river, which crosses the city from north to south, is approximately 1 km from the property (15 minutes on foot). The area in which the property is located is characterized by the presence of numerous historic buildings and palaces, museums, art galleries, churches and commercial establishments, not far from the most representative squares of the city (Piazza San Carlo, Piazza Castello, Piazza Carlo Emanuele II) and the Royal Palace with its gardens (600 meters on foot). The area is well-connected to the public transport infrastructure, with numerous urban lines (buses and trams) passing along the surrounding streets and in front of the property. Two large private underground car parks can be found in the area, the “Roma-San Carlo-Castello” car park (800 parking spaces) and the one in Piazza Bodoni (470 parking spaces). The Turin Porta Nuova railway station, which guarantees connections with the cities of Milan, Rome, Naples, Alessandria, Ivrea and Cuneo, as well as the underground station, are approximately 1 km away from the property, while the Porta Susa station, a regional and high speed railway station with trains towards France, is 2 km away. The “Sandro Pertini” international airport of Turin Caselle (approximately 4.2 million passengers in 2022) is about 17 km from the property, while the Turin North Ring Road, which allows access to the motorway network (“A- 4″/Turin-Trieste, “A-6″/Turin Savona), is located 8-10 km away from the area (20-30 minutes by car).
