The lot, of joint and undivided ownership, includes three buildings, one of which is intended for production/warehouse activities and two for office use. From an urban planning perspective, the area is governed by two different implementation regulations: Article 35 bis, relating to areas for disused activities, applicable to the production portion and allowing transformation through an Implementation Plan, and Article 32, relating to open areas with medium-high density, applicable to the office buildings and implementable through direct intervention. Given the unity of the property, the Municipal Administration can consider an overall intervention plan affecting both areas. Currently, there are no ongoing environmental procedures; however, for the area subject to Article 35 bis, in the case of redevelopment of disused activities, a preliminary environmental investigation is required to check for possible contamination and, if necessary, initiate the remediation procedures provided by current regulations. The construction of new buildings is subject to the completion of remediation works and to the certification of the healthiness of the area.

The plot is already fully urbanized, with connections to the water, electricity, gas, and fiber-optic networks, all accessible from Via Farini. The property also has an installed electrical capacity of 160 kW, suitable to support various types of use.

 

The property is well connected to the infrastructure network: it is about 21 km from the A7 motorway (Groppello Cairoli exit) and 3 km from the SP 494.

The Vigevano railway station is about 2 km away, while Milan-Malpensa Airport is about 47 km away.
