Real estate property consisting of a large open area with attached warehouses and a former dormitory building located in the outskirts of Casale Monferrato, south of the urban area. The asset, once belonging to the nearby railway station, served as a hub for railway containers used to transport timber to France.

2) Buildings used as a shed, warehouse and technical room, for a gross covered area of approximately 6,500 sqm, built on an area of approximately 51,480 sqm, once used for the movement of railway carriages, between via Martiri di Nassiria, Strada Caduti nei Lager Nazisti and the current railway line. The Municipality of Casale Monferrato has a Municipal General Zoning Plan approved with Decree of the Regional Government no. 93-29164 of 06/06/1989, subsequently amended by the variants approved over time, up to the current one (no. 26) adopted with Town Council Resolution no. 56 of 29/10/2020. The property falls within the homogeneous categories of land use and/or intervention (articles 11-13 NDA): Railway. The Assessment of Cultural Interest is not necessary.
The property is located in the outskirts of Casale Monferrato (population 32,403), a municipality in the province of Alessandria, rich in history, built along the banks of the Po River. The area and its warehouses, located south of the urban area (1 km), were once used for the movement of railway containers for the transport of timber to France; the site is still connected to the tracks with the possibility of activating, with the transformation of the area, intermodal logistics solutions. The area in which the property is located is characterized by its prevalent industrial and tertiary destination; the headquarters of numerous local companies, the exhibition centre, a multiplex cinema and an urban park can be found in the surrounding area. The “Casale Monferrato-Sud” exit on the A-26 motorway, which connects Liguria with Piedmont and intersects with the A-4 (Turin-Milan-Trieste), is located 3 km from the area (5 minutes by car) and allows easy access to Alessandria (25-35 minutes), Turin (60-70 minutes) and Novara (40-50 minutes). The train station, on the regional line, is located near the area.
