Risk profile

Isolated building on two floors above ground, built for the specific needs of the “roadmen” (residence), finished externally with paint in the typical Pompeian red colour. The building, dating back to the second half of the last century, consists of two independent real estate units , adjacent and mirrored to each other. Each housing unit is composed, on the ground floor, of an entrance/living room, kitchen and staircase connecting to the first floor, where there is a hallway, two bedrooms and a bathroom. The property also hosts two small buildings, located at the western end of the lot, originally intended for the shelter of farmyard animals, now in a state of ruin, a small oven and a fenced courtyard kept as a lawn. In line with the Valore Paese Italia – “Hikes and Itineraries”project, the proposed redevelopment model is linked to the themes of slow tourism and the offer of support services for hikers, pilgrims or cyclists for the use of the hikes and itineraries. The following new functions will be implemented: residential, commercial, hospitality and catering, cultural, sport, leisure, community life.

The property is located in the municipality of Gualdo Tadino (population 14,255), in the province of Perugia, in the hamlet of Rigali, about 2 km from the urban area, in a predominantly pre-mountainous area. The territory preserves evidence of the Roman, medieval and Renaissance eras and is therefore a destination of great interest for those who love art and architecture; the Umbrian municipality is also known for its production of artistic ceramics and for its food and wine tradition. The surrounding context is characterized by the presence of mountains that dominate the city before sloping down into gentle hills embellished with olive groves. Gualdo Tadino can be easily reached by taking the state road SS-3 Via Salaria, an important axis that connects Rome with Fano, crossing 3 regions, or the Via Flaminia sud, which crosses the urban area. The city of Perugia is 43 km from the area (40-50 minutes by car) while Ancona is approximately 95 km away (60-80 minutes by car). The “Gualdo Tadino” train station, on the regional Rome-Ancona line, is approximately 4 km from the property (5 minutes by car).
