The “Complesso dell’Osservanza”, located in the historic centre of Imola, represents one of the most significant redevelopment projects in the city. The property was built in 1890 as a psychiatric hospital and consists of large pavilions surrounded by a beautiful park with tree-lined avenues. The regeneration project has considerable potential, by virtue of its large size and privileged position in the city centre. The area is ideal for student accommodation as it is located a short distance from the departments of the University of Bologna based in Imola, such as Nursing, Applied Pharmacy, Physiotherapy and Landscape Sciences. The project to transform it into a student residence has high potential by virtue of the growing demand for student accommodation compared to the currently available supply. The urban redevelopment project was funded under the National Recovery and Resilience Plan (PNRR), whose construction sites should be completed by 2025.

The “Complesso dell’Osservanza” is located in the central area of Imola (population 69,332), a municipality that is part of the Metropolitan City of Bologna, 400 meters from the city’s Cathedral, near a large public car park. The Imola train station, on the Bologna-Rimini regional line, is about 1.5 km away and can be reached on foot through the historic centre; the cities of Bologna, Forlì, Cesena and Rimini can be reached by train in 30, 35, 60 and 90 minutes respectively. The area is well served by public transport with the nearest bus stop 250 meters away, from which local lines run to the train station and extra-urban lines to neighbouring municipalities. The “Imola” exit on the Adriatic A-14 motorway (Bologna-Taranto), is 4 km from the area (10 minutes by car), while the Guglielmo Marconi international airport in Bologna (7th Italian airport for passenger traffic) is about 45 km away (40-50 minutes by car).
