The Parcelling Plan “PL23A” is agreed upon and implemented in all the urbanization works already transferred by the Municipality and currently included in the scope of “Implementation plans adopted/approved in the Municipal General Zoning Plan”. Connections to the underground service networks are planned: gas pipeline network, aqueduct network, sewerage networks, public lighting network, telecommunications network (including fibre optic networks), electricity network. There is an aqueduct easement that affects a small part of a lot in the back of the subdivision in “PL23A”, which does not affect its buildability.

The Parcelling Plan “PL23C” provides for the establishment of a Medium Level 1 Sales Structure. Any modification to this provision may be subject to integration. The parcel is affected by a landscape constraint Art. 142. par. 1 letter. c) of Legislative Decree 42/2004, which only partially concerns the subdivision. In this area, however, construction is possible after obtaining the landscape authorization.

 

The property is located in the peripheral area of Marmirolo (population 7,671), a municipality in the province of Mantua, in a context characterized by the presence of warehouses for manufacturing and industrial use and land for agricultural use. The area is accessible via the SP-236 and the SS-62. The urban settlement is 1.5 km away from the property (3 minutes by car).
