The building complex is composed of a vast plot of land on which several structures have been constructed, and is located between the municipal road facing the lagoon to the west and beach towards the open sea to the east. The external area is divided in two parts:

  • an area to the north, hosting a small parking space, the internal roads and a large uncultivated land;
  • an area to the south, closer to the main structures, landscaped as a garden for the hosts and the visitors of the institute.
    • The real estate property, mostly composed of the nursing home, is laid out onto more than one structure with different architectural characteristics, time of construction and current use.

      Structure “A”

      The main structure, whose original part, built in 1928, was composed of a single, rectangular building with three aboveground floors. The expansion carried out in the 50s added two more floors to the main structure, while the ones carried out in 1976 completed the construction of a sixth floor and of a basement in the main building. Currently, the building’s central, oldest part is constructed in solid bricks while the other additions and structures were made of reinforced concrete frames. The roofing is partially pitched and partially terraced. The property boasts three staircases and two internal lifts (plus an external one joined to the building via a walkway), and is laid out onto six aboveground floors and a basement used as storage; the upper floors, fitted with large balconies, host the guest rooms and bathrooms, along with all other ancillary rooms (storage, kitchenette, etc.) and multi-purpose rooms (canteen, living room, etc.).

      As of now, the property is used as a nursing home for the elderly and presents different degrees of finishing and a mediocre maintenance state; it is noted that the church’s roof has yet to be renewed after its collapse in 2013 (the access to the women’s gallery is form the first floor).

      Structure “B”

      The structure is laid out onto two buildings constructed in different times. The oldest structure, dating back to 1949, is laid out onto two aboveground floors while the most recent one, made in 1993, boasts only one floor. The oldest part hosts some storage and refrigerating rooms, while the newest one is occupied by the heating plant, the water system and the morgues. The roofing of the shortest building is flat, while the other one is double pitched and partially collapsed. The maintenance of the structure is poor for the portion that develops onto two floors and normal for the shortest one.

      The service facilities, seven in total, cover a surface of about 1,190 sqm and are in normal conditions. The whole property stands on a large plot of land, mostly uncultivated, and partially used as parking space and garden for the guests of the institute, which occupies 40,000 sqm.

      The town-planning tool allows, in addition to the current use, also for the structure to be used as residence, hospitality venue and collective facilities, in accordance with the constructive parts that constitute a characterizing or binding element.

The building complex is located in Venice’s lagoon (population 264,579), Provincial Capital of the namesake Province (population 858,198) in the Veneto Region (population 4,927,596). The property rises on the island of Lido di Venezia, a strip of land stretching along the Venetian coast, on a flatland overlooking the Adriatic Sea to the east and Venice’s lagoon to the west. The building complex, adjacent to the “San Camillo” hospital, is located at the southernmost part of the island, near the Bocca di Malamocco, main entry point to the lagoon. Despite being connected via public transport (bus) to the main terminal of Lido S. Maria Elisabetta the area, characterised mainly by collective and healthcare facilities (“S. Camillo” hospital, “Stella Maris” institute), is difficult to access due to the long journey times and the different types of transport to be used to reach it, both from the mainland and from the historic island centre. The area is far away from the main public services (banks, post offices, etc.) and commercial activities; Piazza San Marco and Venezia Santa Lucia train station can be reached via public transport in 45-60 minutes.
