Fara Gera d’Adda (BG) – National Linen and Hemp Factory Recovery Plan

The real estate property, former National Linen and Hemp Factory, is located in the municipality of Fara Gera d'Adda, on the bank of the Adda river. The urban recovery and sustainable regeneration intervention of the former, very extensive, production site, with large green areas near the river that alternate with industrial buildings, was conceived assuming a mix of commercial, managerial, residential, tourist-accommodation, student and senior housing functions. The extraordinary naturalistic context, combined with the charm of post-industrial architecture, offers multiple opportunities to live and work in a stimulating and innovative environment. The proximity to Milan, Bergamo, and the Orio al Serio airport (3rd Italian airport) and the cycle-tourist and nature trails that are located in the immediate vicinity give the urban recovery plan considerable potential.

The redevelopment project of the site involves the demolition of some sheds and complementary rooms located on the edge of the lot, of the southern pavilion (facing via del Linificio) and some of the warehouses in the northern part of the area. The almost complete conservation of all the warehouses is envisaged, with the removal of parts of the roof to create open-air spaces which allow the surrounding environments to be illuminated; courtyards of different sizes will thus be created, some communicating with each other and connected with the open spaces. The area extends for 63,000 sqm (excluding the watercourses within the perimeter of the lot) with a covered area of approximately 38,000 sqm, intended for multiple functions. The warehouses in the north of the area, having been partially demolished, will be restructured to house a school and/or other training facilities. The multi-storey building is intended for special residence purposes, with an extension on the ground floor of related services potentially open to external users. The smaller units (shops, bars, craft shops, offices) will face the ground floor on the “via del Mercato”, with the possibility of extending to the upper floor, where the apartments will also be located. Along the other north-south route, which from via del Linificio will be developed along the supply channel of the hydroelectric plant, a bike-hotel, restaurants, recreational and leisure facilities and large shops will be created. In addition to the canal, the largest warehouse, the only one not destined for demolition, will be converted into a gymnasium.

The project provides for a multiplicity of functions and intended uses, listed below:
• Education and/or training facilities;
• Research and development laboratories;
• Craft production workshops;
• Shared workspaces (co-working);
• Small private offices;
• Exhibition spaces (company showrooms, art galleries, temporary exhibitions);
• Spaces for promotional events and conferences;
• Shops, bars and restaurants;
• Weekly market and outdoor markets;
• Gyms and sports clubs;
• Accommodation facilities (B&Bs, bike-hotels, hostels);
• Residences for the elderly and/or guesthouses;
• Residence.

The National Linen and Hemp Factory is adjacent to the historic centre of Fara Gera d’Adda (population 7,987), in the province of Bergamo, south-west of the capital, which is about 20 km away (35-40 minutes by car). The municipality is crossed by the B-20 “AIDA” Turin – Trieste cycle path, whose section between Milan and Fara Gera d’Adda (30 km) corresponds to the Naviglio della Martesana. The cycle path crosses the “Euro-Velo 7” near Monzambano (MN), a cycle path which connects (also by ferry) the Arctic Circle with Malta and which, in the Italian section, is known as the “Path of the Sun”. The “Treviglio” exit of the A-35 motorway (Brescia-Milan) and the “Trezzo sull’Adda” exit of the A-4 (Turin-Trieste) are 8 km from the property (10-12 minutes by car). Treviglio railway station, on the Milan-Venice line, is 10 km from the area (10-15 minutes by car). The international airports of Milan-Linate and Bergamo Orio al Serio (7th and 3rd Italian airport with 7.7 and 13 million passengers in 2022), are respectively 36 and 27 km away from the property (about 30 minutes by car) .
